Ex Manifattura Tabacchi Complex – Florence

The Manifattura Tabacchi in Florence is a former industrial site from the 1930s, consisting of 16 buildings spread over an area of 110,000 m2.

This impressive space is now the focus of one of the most significant urban regeneration projects internationally and represents the first recovery project of MTDM in Italy.

Inaugurated on November 4, 1940, the complex, which ceased cigar and tobacco production over 20 years ago, frequently hosts events such as Pitti.

In 2016, Cassa Depositi e Prestiti formed a joint venture between its subsidiary Cdp Immobiliare and the American fund AERMONT to implement a large-scale regeneration plan, surpassing previous residential development forecasts.

MT Development Management is developing a vibrant multifunctional and cultural hub that will host residences, a student dormitory, a nursery, work and exhibition spaces, shops, restaurants, and more.

The goal is to return to the city a strategically located area: between Teatro Puccini, the Mugnone stream, and the railway tracks.

The Manifattura dominates an entire urban block, which will be revitalized and enriched through mixed-use development via the recovery and conversion of the complex.

3FACE is responsible for the fire protection design for all 16 lots, technical testing, as well as the design of building systems and construction management of the new nursery.
